What's involved in rewiring a house?

We as experienced electricians know that a a full rewire can be the most disruptive and invasive work that a property can undergo. In each and every room:

  • All furniture would need to be removed
  • Flooring (carpets, laminate flooring etc) will need to be taken up, as well as floor boards that need to be lifted to gain access to the floor voids.
  • The walls will need to be chased out for switches and sockets where applicable
  • Dust and mess during the period of work (although as a company we always clear up as much as possible, a builder's clean would be recommended)

In addition, to rewire the lighting upstairs, we would require the loft to be cleared in order to gain access to the lighting points and to each switch drop. We are experienced at making the rewire as hassle and mess free as possible.

What is a Periodic Inspection?

A Periodic Inspection Report (PIR) is an electrical test of the wiring, electrical connections such as accessories, sockets and switches within the property, to check the condition. The report can be used to decide if remedial works or additional investigation is required.

The electrical installation - such as the wiring in a house - is tested against current electrical safety regulations and standards. It lists all faults, potential concerns and problems that may need further investigation.

This type of report can also give you a time scale of urgency on any actions that require immediate attention.

The report does not repair the problem, but highlights any issues that need addressing.

What is Part 'P' of the building regulations?

As of 2005, any works completed in your home that involves electricity needs to be covered by 'Part P' of the Building Regulations. Anyone who is carrying out the work needs to ensure that they follow the rules to make sure that any installation is safe for you and your family to protect you from fire or electric shock. This includes, but is not limited to rewiring your property, installation in a new house or extension or having a new system adapted.

I-Connect Electrical is a registered Part P installer. This means:

  • We can deal with everything required;
  • You as the client would not have to pay any building control charges;
  • We will provide you with relevant certificates confirming that all work meets the Building Regulations;
  • You have access to the formal complaints procedure if the work undertaken doesn't meet the Building Regulations;
  • You can choose to take out insurance-backed guarantees on the completed work from a third party; if the work is later found not to meet the building Regulations you can make a claim.

You can find full details on Part P on the Communities and Local Government website, www.communities.gov.uk.

What does Part 'P' of the building regulations mean to me?

If you use I-Connect Electrical, you can be sure to have safe electrical work completed, as the work will meet the UK national standard, BS 7671 (Requirements for Electrical Installations). When the work is finished you will receive:

  • An Electrical Installation Certificate or Minor Works Certificate that confirms that the work meets BS 7671;
  • A Building Regulations Compliance Certificate that confirms that the work meets the Building Regulations.
